
This project is a PCA Premium Grade office building over 44 levels located within the city’s ‘golden triangle’. The air conditioning system is required to have the highest possible efficiency due to the building design which has no external shading and full height glazing to encompass the views of the Brisbane River. To maximise the efficiency chilled beam technology has been incorporated and water is rejected to the Brisbane River in lieu of cooling towers. High efficiency water cooled chillers deliver cooling to on floor fresh air plant designed to give a 150% improvement on AS1668.2. Tri-generation is employed using a gas fired generator and absorption chiller. Waste heat from the generator is used to drive the absorption chiller and provide heat for the domestic hot water and air conditioning heating for the building.
